What Travellers Say
Reviews Summary
Kiti Panit offers an elevated Thai dining experience in a stunning historic mansion, with many praising the unique ambiance and flavorful dishes, especially the Khao Soi. However, some diners found the prices to be high for Chiang Mai and noted occasional issues with spice levels and service attentiveness.
"Great mango sticky rice and fresh, cold basil and lime tea. That’s all I had. Great old school general store. Super nice people."
Jessi
"This Chiang Mai dish is not a traditional northern Thai cuisine. I am unaware of the Michelin award process, but I would like to express my dissatisfaction with this establishment. The flavor profile is unbalanced, lacking the distinctive taste of Lanna or northern Thai cuisine. The dish is excessively bland and devoid of saltiness. The waiter’s service is also lacking in professionalism.
Furthermore, the booking process is inconvenient. Customers are required to make a full payment in advance and adhere to the allocated meal quantity. Refunds are not available if the meal is consumed less than the reserved amount.
Despite its pleasant atmosphere, I cannot recommend this establishment."

"Tbh the worst food experience so far since I arrived in Chiang Mai… hot water costs 35B. Rice was hard ( in my opinion they mix new and old rice). Service is not attentive. It was basically empty and it’s still not easy to catch the waiters attention somehow. But it doesn’t stop them charging you service fee! One dish with pork and vegetables they charge 300b… and it’s tasteless! Incredible how they run the business like this."

Why we love it: Dining at Kiti Panit feels like stepping into a sepia-toned photo – in the best possible way. Once a bustling trading post on Thaphae road, the building now houses one of the most atmospheric restaurants in the city, complete with antique wooden interiors, moody lighting and the scent of spice and smoke wafting through the halls.
11 Must-try Places In Chiang Mai For Northern Thai Food
When they decided to turn their great-great-grandparents’ 1880s mansion into a restaurant, Kiti Panit’s owners brought in chefs from one MICHELIN Starred Saawaan to create an updated take on traditional Lanna cuisine. The results include intense and complex Hang Le, or northern Thai curry, and savoury grilled chicken salad with coriander. Also recommended are the signature Khao Mao Gorn Rad Gati, or unripe rice with coconut milk, and the creative seasonal desserts.
