What Travellers Say
Reviews Summary
Reviews for properties around Allen Street Gates highlight a mix of experiences. While some residents praise the convenient location, prompt maintenance, and well-kept buildings, others report issues with management responsiveness and deposit returns. The quality of units and building upkeep generally receive positive remarks, but management practices are a recurring point of contention for some.
"The quality of the unit is considered okay. Good efficiency from the maintenance team. Management, however, is one of the worst I've worked with. During the day of move-out, the front desk lady gave me no details on the how much will be deducted to cover cleaning cost. But rather, just a nod and confirmation that everything looked fine. After I moved out, she made a long list of what should be cleaned, including stains that were already there when I moved in. BEHIND MY BACK. It cost me almost half of my deposit, without even the slightest courtesy of giving the tenant a notice. During the two years I lived here, it was just so hard to get in touch with management because they are rarely in the office. They reply to you when they feel like it. And they will do anything they can to make sure you don't get your deposit back.
With the rent that they charge nowadays, this place is way overrated."

"I lived here from 2021 to 2023 and loved it.
Unit:
I lived in an efficiency on the top floor, which meant I did not have to worry about sounds from upstairs. I heard little from my next-door neighbors or the hallway. My unit faced outside, and I had good sun and nice views. The windows were large, but a little drafty. Some units face into the atrium, receiving much less sunlight, but these units are insulated from outside noise and wind (lowering heating/cooling costs). I had two large closets. The kitchen appeared fairly new and the appliances worked fine. On the rare occasion that I had an issue (new showerhead, garbage disposal stuck), I would put in a maintenance request in the late evening and maintenance staff would arrive very promptly the next morning. The price was similar to other efficiency units in the area (despite Allenway having a better location).
Building:
The location is great. The building is a short walk to downtown and campus. The building is beautiful, with a large, well-cared-for atrium with seating areas. There are several restaurants and grocery stores nearby. I paid about ~$110 a month extra for a parking spot. The garage under the Allenway building has limited space, so I was assigned a spot in the neighboring building's garage (same ownership and management). The laundry is on the fifth floor. There are four washers and four dryers, which get pretty heavy use and were occasionally out of order. I timed my laundry loads to have few conflicts. I believe there's a second laundry room on the opposite side of the building for those who live on that side. The entrance I used most often had two elevators, and there are other entrances. The building doors and garage require a code. The property was in good condition and I frequently saw maintenance staff work diligently (landscaping, salting, shoveling, etc.).
Management:
I did not have any issues during my stay and found management easy to work with. At the end of my lease, management walked through my apartment with me and provided an itemized list for repairs/costs to be deducted from my security deposit. While I made a concerted effort to keep the apartment in good condition, I was not exhaustive (left some wall damage from posters and missed some areas cleaning), and I found the deductions to be fair. I did receive most of my deposit back.
I found Allenway to be the most positive experience I've had while renting."

"I loved living at the Allenway for the three years I spent in this town.
In addition to convenient location, the management offers a superb service. When I needed any assistant, Sue was there for me - assisting me quickly and professionally. The units are very well-maintained, and the maintenance team are friendly and helpful. Oh, there is a tradeoff though - inner units facing the Atrium have little to no sunshine but you don't need heating or A/C. Outer units may have lots of sunshine (depending on which part of the building), but need to pay more for electricity. That said, we never was shocked with crazy electricity bills either. Brick walls seem to offer some insulation and absorb sound (have not experienced noise from other units although I might hear it if someone from outside the building makes a very loud noise). I highly recommend this apartment for anyone - although undergraduate students will have to wait till they graduate (:"
